Self Storage Industry Glossary

Self storage

Unit (or Storage Box)
The individual enclosed, private storage room leased to a customer, ranging from small lockers (1–2 m²) up to large commercial units (20–50 m²).
Modular unit
A storage room constructed from prefabricated galvanised steel partition panels and reinforced doors, dry-assembled inside the building envelope. This is how we execute modular construction: fast to install and fully reconfigurable.
NLA (Net Lettable Area)
Net Lettable Area: the total revenue-generating floor space, excluding circulation corridors, stairwells, and technical zones. It represents the key driver of asset profitability, directly shaped by architectural layout design.
Layout
The spatial engineering of storage units, corridors, structural columns, and access routes. An optimised layout maximises NLA and ensures smooth customer traffic.
Fit-out
The internal construction package that transforms an empty industrial warehouse into a functioning self-storage facility: modular steel walls, corridors, lighting, CCTV, and smart security gates.
Occupancy rate
The proportion of occupied units or rented square metres relative to total capacity. Alongside NLA and rental rates per square metre, it determines total revenue, as explored in how profitable is self storage.
Access control
The digital system governing physical entry to the building and individual units: smart locks, mobile Bluetooth credentials, and automated gate barriers. See access control and smart security.

SCIA & Planning Permits
The statutory Certified Notification of Commencement of Activity submitted to municipal authorities (SUAP) to authorise building and fit-out works. Part of the permits and compliance we manage.
Change of intended use
The municipal planning procedure updating a building's zoning classification to commercial storage or logistics when existing designations do not align.
Fire safety compliance (VVF)

Fire load
The calculated calorific potential of combustible materials within a given fire compartment, determining required fire wall ratings and sprinkler requirements. In self storage it also depends on the internal house rules on what customers are allowed to store.
